What happened

Thirty-year mortgage rates never came close to 2%. After a dip driven by directing Fannie Mae and Freddie Mac to buy $200 billion in mortgage bonds, rates backed up again once the Iran war started: 10-year Treasury yields topped 4.7% and 30-year mortgages sat at 6.66% in 2026 — roughly where they stood when Trump returned to office nearly two years earlier.
